I. INTRODUCTION <br /> Dillon & Murphy was retained by Gordon Roget to perform a Soil Suitability <br /> Study for the property located at 23020 N. Sowles Rd., Acampo, CA. The subject <br /> parcel number is APN 007-370-04. The purpose of the study is to determine the <br /> _ suitability of the property for septic tank usage as required by the County. The <br /> study was performed according to the requirements of Section 10100 of San <br /> Joaquin County Development Code. <br /> 11. PROPOSED DEVELOPMENT <br /> The property is currently zoned AL-5 (limited agriculture). The Roget's <br /> property consists of a 13.13 acre parcel (see appendix for map). It is proposed to <br /> divide a 5.00 acre parcel and a 8.13 acre parcel. By current zoning, each parcel is <br /> entitled to a homesite parcel and a second unit dwelling. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> Presently, Parcel 1 is an orchard. It has been an orchard for many years. <br /> _ Parcel 2 has a mobile home, garage and workshop on site. Parcel 2 has an existing <br /> well and septic system. Parcel 2 has a depressed area that was used for a runway <br /> at one time. Past uses yield no expectation of potential problems. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> Parcel 1 will require a septic system when developed. I have no <br /> knowledge of septic system failure on the property. Currently, on Parcel 2 there is <br /> a mobile home site and an existing septic system including pits (seep it #76 <br /> 762 and SR0009025 in appendix). The system was installed i 1995. V " <br /> Conditions of Approval for this project requires the owner to de a that the <br /> leach lines do not encroach within ten feet of the new property line. <br /> V. GROUND WATER AND DEPTH TESTING () <br /> _ <br /> According to the map of "Lines of Equal Depth of Water Wells" published 199y <br /> Fall, 1999, by the San Joaquin County Flood Control and Water Conversation <br /> District, the depth to groundwater at this location is approximately 120 feet. (See <br /> appendix). <br /> VI. SOIL PROFILE AND PERCOLATION TESTS <br /> Q� P �- <br /> Two test holes were excavated to depths of 3.5 feet in the area of the <br /> homesite and on Parcel 1 . The purpose of the test holes was to determine <br /> percolation rate in this area. For approximate location of the test hole, see the <br /> _ Tentative Parcel Map in the Appendix.
