Jahant Court shall be dedicated on the Parcel Map and improved to County Standards for a 50-foot right- of-way rural residential roadway and cul-de-sac. (Development Title Sections 9-857.4,9-1150.2[d][3] and 9-1150.5[b]) 4. Applicant shall construct the portion of Jahant Court extending from the south property line of the project to Jahant Road without activating the underlying Deferred Frontage Improvement Agreements. The Department of Public works will exercise its option on the Irrevocable Offer of Dedications in support of construction of the portion of Jahant Court south of the project as a public road in a public right-of-way. 5. All improvements shall be in conformance with the current Improvement Standards and Specifications of the County of San Joaquin. All improvement plans and specifications shall include grading plan for each individual lot, if applicable. These improvement plans and specifications are subject to plan check and field inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to recording the Parcel Map. Structures,fences, landscaping and,any or all obstructions shall be removed from the dedicated right-of- way,prior to recording the Parcel Map. 7. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) 8. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. (Subdivision Map Act Section 66411.1) 9. Drainage from each parcel shall be retained on-site by a retention basin (18-inch maximum depth). Drainage for each parcel shall be calculated by a registered civil engineer or an architect prior to release of Building Permit and shall be noticed by a statement on the Parcel Map. (Development Title Section 9-1135.9) 10. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, CalTrans Traffic Manual and/or San Joaquin County Standards and shall be shown on the improvement plans. (Development Title Section 9-1150.2) NOTE: Any construction activity that results in the disturbance of at least one (1)acre of soil shall require a State NPDES construction permit.
