Jahant Court shall be dedicated on the Parcel Map and improved to County Standards for a 50-foot right- <br /> of-way rural residential roadway and cul-de-sac. <br /> (Development Title Sections 9-857.4,9-1150.2[d][3] and 9-1150.5[b]) <br /> 4. Applicant shall construct the portion of Jahant Court extending from the south property line of the project <br /> to Jahant Road without activating the underlying Deferred Frontage Improvement Agreements. The <br /> Department of Public works will exercise its option on the Irrevocable Offer of Dedications in support of <br /> construction of the portion of Jahant Court south of the project as a public road in a public right-of-way. <br /> 5. All improvements shall be in conformance with the current Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check and <br /> field inspection fees and must be approved by the County of San Joaquin Department of Public Works <br /> prior to recording the Parcel Map. <br /> (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 6. Structures,fences, landscaping and,any or all obstructions shall be removed from the dedicated right-of- <br /> way,prior to recording the Parcel Map. <br /> 7. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 8. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 9. Drainage from each parcel shall be retained on-site by a retention basin (18-inch maximum depth). <br /> Drainage for each parcel shall be calculated by a registered civil engineer or an architect prior to release <br /> of Building Permit and shall be noticed by a statement on the Parcel Map. <br /> (Development Title Section 9-1135.9) <br /> 10.
