i <br /> � 1 <br /> CONDITIONS OF APPROVAL <br /> MS-01-20 <br /> Long <br /> Minor Subdivision Application No. MS-01-20 was approved by the San Joaquin County Community <br /> Development Department on June 21, 2001. The effective date of approval is July 1, 2001. This <br /> tentative map approval will expire on June 30, 2004, which is three years from the effective.date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Leanne Mueller,468-3228) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated May 11,2001. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard setback line. <br /> (Development Title Section 9-010.4) <br /> (2) All parcels shall have a minimum lot area of five(5)acres.(Development Title Section 9-010.2) <br /> c. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Departmentfor a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) This planning application will require a fire access road to be completed before the County <br /> Surveyors Office will file the map for record. Please contact Fire Prevention at 209-468-3380 to <br /> schedule an inspection of the completed road. <br /> (3) The proposed project will also require a complying turnaround at the intersection of Parcels 1, 2, <br /> 3, and 4 prior to the recordation of the map. <br /> 2. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code,the <br /> subdivider shall defend,indemnify,and hold harmless the local agency or its agents,officers,and <br /> employees from any claim,action,or proceeding against the local agency or its agents,officers,or <br /> employees to attack,set aside,void,or annul an approval of the local agency,advisory agency, <br /> appeal board,or legislative body concerning a subdivision,which action is broughtwithin the time <br /> provided for in Section 66499.37 of the Government Code. <br />
