i � 1 CONDITIONS OF APPROVAL MS-01-20 Long Minor Subdivision Application No. MS-01-20 was approved by the San Joaquin County Community Development Department on June 21, 2001. The effective date of approval is July 1, 2001. This tentative map approval will expire on June 30, 2004, which is three years from the effective.date of approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified,and other Ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Leanne Mueller,468-3228) a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map dated May 11,2001. b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard setback line. (Development Title Section 9-010.4) (2) All parcels shall have a minimum lot area of five(5)acres.(Development Title Section 9-010.2) c. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Departmentfor a building permit: (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. (2) This planning application will require a fire access road to be completed before the County Surveyors Office will file the map for record. Please contact Fire Prevention at 209-468-3380 to schedule an inspection of the completed road. (3) The proposed project will also require a complying turnaround at the intersection of Parcels 1, 2, 3, and 4 prior to the recordation of the map. 2. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code,the subdivider shall defend,indemnify,and hold harmless the local agency or its agents,officers,and employees from any claim,action,or proceeding against the local agency or its agents,officers,or employees to attack,set aside,void,or annul an approval of the local agency,advisory agency, appeal board,or legislative body concerning a subdivision,which action is broughtwithin the time provided for in Section 66499.37 of the Government Code.
