June 4, 2004 <br /> NOA Project Number: E04065A <br /> 1.1 Site Description <br /> The Assessor Parcel Number for the Site is 007-300-12, and the county application number is <br /> PA-04-44. According to the San Joaquin County Assessors Parcel Map, the Site is 9.180 acres <br /> in size (Plate 1). Two residences, one domestic well, one irrigation well, and one septic system <br /> 6. are located on the Site. <br /> 1.2 Zoning Information <br /> According to San Joaquin Community Development Department,the Site is zoned AL-5, <br /> limited agriculture with a minimum parcel size of 5 acres. This zoning designation "is <br /> intended to recognize and preserve areas that contain existing concentrations of small-scale <br /> agricultural operations and dwellings" (www.co.san-joaquin.ca.us, 2004). <br /> 1.3 Proposed Development <br /> L, From examination of information on file at the San Joaquin County Planning Department <br /> and the tentative parcel map created by Mr. Monte Seibel, Land Surveyor, we understand that <br /> Ms. Mary Cook, the property owner, proposes to subdivide the Site into two parcels, each <br /> approximately five acres in size. <br /> LMs. Cook was interviewed in person on June 2, 2004, at which time she stated that she had no <br /> immediate plans to sell or develop either parcel beyond its current uses. She indicated that at <br /> some point in the future she may wish to sell the proposed Parcel 2. The site plan is presented <br /> ` in Plate 1. <br /> 2.0 PRESENT AND PAST USES OF THE SITE AND VICINITY <br /> 2.1 Site Use <br /> 6. The Site is currently used for two residences and as irrigated cattle pasture. The proposed <br /> Parcel 1 has been developed with two residences, a barn, a septic system, and a domestic well; <br /> the remainder of Parcel 1 is pasture land. The proposed Parcel 2 consists entirely of irrigated <br /> pasture land; an irrigation well is located at its southeast corner. <br /> ` Ms. Cook indicated on June 2nd that she has owned the Site since 1985 and that during that <br /> time the land has only been used for the two residences and as cattle pasture. <br /> V <br /> 2 <br /> %..
