f. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> g. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe) (Development Title Section 9- <br /> 1710.2Igj) <br /> h. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) A complete review at building permit submittal will require compliance with applicable codes <br /> and ordinances. <br /> (2) At building permit submittal for phases III-A and III-B a review of fire and emergency rescue <br /> solutions will be re-visited. <br /> i. BUILDING CODE REQUIREMENTS:The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) A grading plan shall be submitted and approved and a grading permit issued by the Building <br /> Inspection Division prior to performing any excavation or filling of earth material. <br /> (2) All recommendations of the soils engineer that were included in the soils report shall be <br /> incorporated in the construction drawings. <br /> (3) Provide a copy of the Soils Report to the Building Inspection Division. <br /> (4) Provide restrooms conforming with all disabled access requirements. (C.C.R., Title 24) (CBC <br /> 1158.1 and CPC Chapter) <br /> (5) All facilities shall be handicapped accessible. <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Michael Callahan, 468-3000) <br /> a. All new structures and substantial improvements constructed within the 100-year floodplain shall be <br /> elevated a minimum of one foot above the 100-year flood elevation of seven feet NGVD. <br /> b. The proposed project shall be subject to San Joaquin County Ordinance Code Chapter 9-1605, <br /> Section 9-1605.16, "Flood Hazard Reduction: Uses and Structures Within Floodways," and Section <br /> 9-1605.17, "Prohibited Uses and Structures." <br /> c. A State Reclamation Board Permit shall be required for all work done in the Stockton Deep Water <br /> Channel's floodway. <br /> d. The applicant shall obtain a Storm Water Pollution Prevention Plan (SWPPP) permit from the State <br /> Water Resources Control Board prior to the beginning of any construction. <br /> e.
