f. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. (Development Title Section 9-1135) g. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, including any corner cut-off (snipe) (Development Title Section 9- 1710.2Igj) h. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit. (1) A complete review at building permit submittal will require compliance with applicable codes and ordinances. (2) At building permit submittal for phases III-A and III-B a review of fire and emergency rescue solutions will be re-visited. i. BUILDING CODE REQUIREMENTS:The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: (1) A grading plan shall be submitted and approved and a grading permit issued by the Building Inspection Division prior to performing any excavation or filling of earth material. (2) All recommendations of the soils engineer that were included in the soils report shall be incorporated in the construction drawings. (3) Provide a copy of the Soils Report to the Building Inspection Division. (4) Provide restrooms conforming with all disabled access requirements. (C.C.R., Title 24) (CBC 1158.1 and CPC Chapter) (5) All facilities shall be handicapped accessible. 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Michael Callahan, 468-3000) a. All new structures and substantial improvements constructed within the 100-year floodplain shall be elevated a minimum of one foot above the 100-year flood elevation of seven feet NGVD. b. The proposed project shall be subject to San Joaquin County Ordinance Code Chapter 9-1605, Section 9-1605.16, "Flood Hazard Reduction: Uses and Structures Within Floodways," and Section 9-1605.17, "Prohibited Uses and Structures." c. A State Reclamation Board Permit shall be required for all work done in the Stockton Deep Water Channel's floodway. d. The applicant shall obtain a Storm Water Pollution Prevention Plan (SWPPP) permit from the State Water Resources Control Board prior to the beginning of any construction. e.
