Public water and sewer services will be required in <br /> accordance with the adopted County Development Policies <br /> for Unincorporated Urban Centers when they become <br /> available, at which time the owner will be required to <br /> pay his proportionate share of fees for the services and <br /> annexation to Lathrop County Water District for their <br /> maintenance . <br /> 4 . The Lathrop Road/Harlan Road and Roth Road/Harlan Road <br /> intersections shall be widened and improved to accom- <br /> modate the oversize loads if determined necessary by the <br /> traffic analysis . <br /> 5 . An irrevocable offer of dedication shall result in an <br /> 84-foot-wide right-of-way for Harlan Road along the fron- <br /> tage of Assessor Parcel No. 195-030-02 . <br /> 6 . The frontage improvements for Harlan Road shall be <br /> constructed in conformance with the standards for an <br /> 84-foot-wide right-of-way commercial street . The <br /> construction of the frontage improvements will be <br /> deferred upon execution by the owner of a deferred fron- <br /> tage improvement agreement prior to approval of the <br /> improvement plan. A $250 . 00 fee is required for pro- <br /> cessing, per ordinance No. 3337 , in addition to a copy Of <br /> the grant deed and an engineer ' s estimate with a typical <br /> section drawing of the required frontage improvements on <br /> a form to be supplied by the Department of Public Works . <br /> NOTE : The following ordinance requirements, not appealable , <br /> affect this project . This is not intended to be a complete <br /> list of adopted requirements or standards . <br /> 1 . An improvement plan, prepared by a registered Civil <br /> Engineer , showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading shall be submitted to the Department of Public <br /> Works for approval . Interim drainage shall be provided <br /> by an on-site percolation pond in conformance with the <br /> storm drainage facility plan . Calculations shall be sub- <br /> mitted for approval . <br /> 2 . An encroachment permit shall be required for work within <br /> the road right-of-way. <br /> 3 . The Lathrop Traffic Impact Mitigation Fee will be <br /> required for this development . The fee shall be $0 . 38 <br />
