2. Landscaping requirements: a. A 10-foot-wide landscape strip shall be installed adja- cent to Harlan Road . This strip shall contain one tree for each 30 feet of frontage. b. One tree shall be planted for each 30 linear feet adja- cent to the north and south property lines. C. One tree shall be planted for each 8 parking stalls to provide shade. d. A visual screen, including plant materials, shall be installed on the west side of the assembly building to shield the view of this area from Harlan Road . e. A permanent, automatic sprinkler system shall be installed for all non-drought tolerant plants. f. The landscaping details shall be detailed on a landscape plan. 3 . Trash enclosures shall be designated on the improvement plans and shall be of solid construction. 4 . One free-standing monument type sign in accordance with Section 9-3600 of the Planning Title is allowed. 5. All manufacturing, fabricating and assembling shall be con- ducted inside of buildings. 6. The storage area shall be improved with compacted rock base. The type and amount of base shall be based on a soils analysis. 7 . The applicant shall adhere to the Standards for Flood Hazard Reduction as stated in Section 9-10325 of the San Joaquin County Planning Title. II . Department of Public Works 1 . A storm drainage facilities plan for the area bounded by the north line of Lathrop Acres, Roth Road , Southern Pacific Railroad Co. tracks, and Interstate 5 shall be submitted . 2 . Storm drainage system shall be constructed in conformance with the approved master storm facilities plan of Condition No. 1 , above . The construction of the storm drainage system will be deferred, upon execution by the applicant, of a recordable document committing property to participate in future construction of storm drainage facilities in an equitable share. 2 -
