2. Landscaping requirements: <br /> a. A 10-foot-wide landscape strip shall be installed adja- <br /> cent to Harlan Road . This strip shall contain one tree <br /> for each 30 feet of frontage. <br /> b. One tree shall be planted for each 30 linear feet adja- <br /> cent to the north and south property lines. <br /> C. One tree shall be planted for each 8 parking stalls to <br /> provide shade. <br /> d. A visual screen, including plant materials, shall be <br /> installed on the west side of the assembly building to <br /> shield the view of this area from Harlan Road . <br /> e. A permanent, automatic sprinkler system shall be <br /> installed for all non-drought tolerant plants. <br /> f. The landscaping details shall be detailed on a landscape <br /> plan. <br /> 3 . Trash enclosures shall be designated on the improvement plans <br /> and shall be of solid construction. <br /> 4 . One free-standing monument type sign in accordance with <br /> Section 9-3600 of the Planning Title is allowed. <br /> 5. All manufacturing, fabricating and assembling shall be con- <br /> ducted inside of buildings. <br /> 6. The storage area shall be improved with compacted rock base. <br /> The type and amount of base shall be based on a soils <br /> analysis. <br /> 7 . The applicant shall adhere to the Standards for Flood Hazard <br /> Reduction as stated in Section 9-10325 of the San Joaquin <br /> County Planning Title. <br /> II . Department of Public Works <br /> 1 . A storm drainage facilities plan for the area bounded by the <br /> north line of Lathrop Acres, Roth Road , Southern Pacific <br /> Railroad Co. tracks, and Interstate 5 shall be submitted . <br /> 2 . Storm drainage system shall be constructed in conformance <br /> with the approved master storm facilities plan of Condition <br /> No. 1 , above . The construction of the storm drainage system <br /> will be deferred, upon execution by the applicant, of a <br /> recordable document committing property to participate in <br /> future construction of storm drainage facilities in an <br /> equitable share. <br /> 2 - <br />
