(3) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning application shall remain free of weeds, debris, or any other combustible vegetation <br /> such as abandoned orchards or vineyards throughout the year to the satisfaction of the Fire <br /> Jurisdiction Having Authority. (CFC 1103.2.4) <br /> f. MOSQUITO ABATEMENT: All property owners shall adhere to any mosquito abatement measures <br /> determined by the Mosquito Abatement District. <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br /> 3. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. The unnamed road shall be dedicated on the Final Map and improved at a minimum to County <br /> standards for a 50-foot-wide right-of-way Rural Residential Road. (Development Title Sections 9- <br /> 857.4, 9-1150.2[d][3]), and 9-1150.5[b]) <br /> b. Dedication to result in a 25-foot-wide right-of-way from the centerline of Steinegul Road to the <br /> property line shall be required on the Final Map and improved on the subdivided side to County <br /> standards for a 50-foot-wide right-of-way Rural Road. (Development Title Section 9-1150.5[b]) <br /> c. All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications shall include <br /> a grading plan for each individual lot, if applicable. These improvement plans and specifications are <br /> subject to plan check and field inspection fees and must be approved by Public Works prior to <br /> approval of the Final Map. If improvements referred to herein are not completed prior to approval of the Final Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of <br /> improvements within one year after approval of the Final Map. A Preliminary Soils Report is required in accordance with County standards for the purpose of <br /> determining the R-Value for the design of the roads. (Development Title Section 9-910.2) <br /> f. A grading plan shall be submitted as part of the improvement plans and approved prior to approval of <br /> the Final Map. The grading plan shall contain the information listed in the California Building Code, <br /> Appendix, Chapter 33, Section 3309, with complete drainage details and elevations of adjacent <br /> parcels. Retaining wall details shall be submitted where applicable. Grading in excess of 5,000 <br /> cubic yards shall comply with Sections 3309.3 and 3309.4 for"Engineered Grading Requirements." <br /> Grading that disturbs more than one acre will require a National Pollutant Discharge Elimination <br /> System permit. <br /> g. Drainage from the improved portion of each parcel shall be retained on the site by a retention basin <br /> (18-inch maximum depth). Drainage for each pond shall be calculated by a registered Civil <br /> Engineer, an Architect, or a Licensed Contractor prior to issuance of building permits.
