All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, <br /> Caltrans Traffic Manual, and/or San Joaquin County Standards and shall be shown on the <br /> improvement plans. (Development Title Section 9-1150.2) <br /> i. All utilities shall be underground except power transmission facilities of 35 KV or greater. Public <br /> utility easements shall be provided along the road frontage of the subdivision and as required by the <br /> public utility companies. (Development Title Section 9-1155.2) <br /> j. This subdivision is approved for recording as a single unit. Phasing is not approved. (Development <br /> Title Section 9-1100.3) <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall require a <br /> State NPDES construction permit. In Rural Residential roadways, A. C. dikes shall be prohibited, and <br /> the shoulder width shall be six feet. <br /> 4. ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact: Ted Tasiopoulos, 953-7698) <br /> a. A qualified environmental professional shall prepare a surface and subsurface contamination report <br /> identifying any potential source of surface or subsurface contamination caused by past or current <br /> land uses. The report shall include evaluation of non-point source of hazarouds materials, including <br /> agricultural chemical residues, as well as potential point sources, such as fuel storage tanks, septic <br /> systems, or chemical storage areas. The report shall be submitted to Environmental Health at the <br /> time of submittal of a tentative map. (Development Title Section 9-905.12) <br /> A review fee of$190.00 shall be paid at the time of submittal to Environmental Health. <br /> b. Environmental Health requires a soil suitability/nitrate loading study indicating that the area is suitable <br /> for septic system usage. This must be performed prior to recordation of the Final Map (Development <br /> Title Section 9-1105.2[d]). A review fee of$475.00 must be paid at the time of submittal to <br /> Environmental Health. <br /> c. Construction of individual sewage disposal systems under permit and inspection by Environmental <br /> Health is required at the time of development based on the soil suitability findings. (Development <br /> Title Section 9-1110.4) <br /> d. Construction of individual domestic water wells under permit and inspection by Environmental Health <br /> is required at the time of development. (Development Title Section 9-1115.3) <br /> 5. COUNCIL OF GOVERNMENTS (Staff Contact: Erin Sickler, 468-3913) <br /> a. This project is subject to the San Joaquin County Multi-Species Habitat Conservation and Open <br /> Space Plan (SJMSCP) and is located within the unmapped land use area. Per requirements of the <br /> SJMSCP, unmapped projects are subject to case-by-case review.
