Dedication to result in a thirty(36)twen . -five(25)foot wide right-of-way from the <br /> centerline of Calaveras Avenue and Stevenson Avenue to the property line shall be <br /> required across both frontages of parcel 092-190-18. <br /> (Development Title Section 9-1150.5)(CITY OF STOCKTON) <br /> 4. The frontage improvements for Calaveras Avenue and Stevenson Avenue shall be <br /> constructed in conformance with the standards for one-half of a - <br /> Local eonnnercial street 50-foot right-of-way Local Residential street constructed with <br /> vertical curb, gutter and sidewalk conforming to San Joaquin County Standard No. CW- <br /> C7. Construction of the frontage improvements will be deferred upon execution by the <br /> owner of a Secured Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior to approval of the <br /> Improvement Plan. (A $325.00 fee current) is s required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed and an <br /> estimate for the required frontage improvements. The estimate shall be prepared by <br /> Registered Civil Engineer with a typical section drawing on a from to be supplied by the <br /> Department of Public Works and submitted to the Department of Public Works for <br /> approval. As an option, the Department of Public Works will prepare the drawing and <br /> estimate for an additional fee of$140.00.) (The fee due will be based on the current fee <br /> schedule.) <br /> (Development Title Section 9-1150.2)(CITY OF STOCKTON) <br /> 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is <br /> due and payable at the time of building permit application. (The fee currently is <br /> $863.00 per 1,000 gross square feet of building designated as Warehouse or$176.84 per <br /> daily trip-end generated in the Stockton area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. <br /> (Resolutions 00-433) <br /> 6. The Water Supply Facilities Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable prior to issuance of the building permit. (The <br /> fee currently is $191.00 per 1,000 gross square foot of building designated as <br /> Warehouse. The fee shall be automatically increased on January 1 of each year through <br /> the year 2005 at the rate of 7.66 percent. A credit may be allowed if it can be verified <br /> _that the existing development on this site was in operation on or after April 30, 1991.) <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division (468-3066)that this <br /> development has met all Solid Waste requirements for Development Projects. In <br /> addition a Landscape plan shall be submitted for review and approval. Final Site Plan is <br /> required upon submittal of verification. <br /> 9.
