Dedication to result in a thirty (30) foot wide right-of--way from the centerline of Calaveras Avenue and Stevenson Avenue to the property line shall be required across both frontages of 092-190-18. (Development Title Section 9-1150.5)(CITY OF STOCKTON) 4. The frontage improvements for Calaveras Avenue and Stevenson Avenue shall be constructed in conformance with the standards for one-half of a 60-foot right-of-way Local Commercial street. (Development Title Section 9-1150.2)(CITY OF STOCKTON) 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application. (The fee currently is $3;979-66 $863.00 per 1,000 gross square feet of building designated as Retail Service Warehouse or $176.84 per daily trip-end generated in the Stockton area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolutions 00-433) 6. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee is due and payable prior to issuance of the building permit. (The fee currently is $490. $191.00 per 1,000 gross square foot of building designated as Retail Service Warehouse. The fee shall be automatically increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. A credit may be allowed if it can be verified that the existing development on this site was in operation on or after April 30, 1991.) Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met all Solid Waste requirements for Development Projects. In addition a Landscape plan shall be submitted for review and approval. Final Site Plan is required upon submittal of verification. 9.
