The owner/applicant shall dedicate right-of-way to provide a 25-foot wide half section and cul-de- <br /> sacs at the termination of both Calaveras Avenue and Stevenson Avenue. <br /> 2. Frontage improvements along Calaveras Avenue and Stevenson Avenue including, but not limited <br /> to, curb, gutter, sidewalk, driveway installation, pavement widening, under grounding of overhead <br /> utilities and street lighting should be installed prior to occupancy of any new buildings/structures on <br /> this site. Should installation of these improvements prove not practical due to existing physical <br /> constraints, the owner/developer should enter into a Deferred Improvement Agreement whereby the <br /> owner/developer agrees to install the required improvements at such time as it is practical. <br /> 3. All driveways and drive aisles should be a minimum of 25 feet wide. <br /> 4.
