PROJECT TO BE CONSTRUCTED IN PHASES. <br /> PHASE ONE (119-080-06) PROPOSED FOR IMMEDIATE DEVELOPMENT, <br /> PHASE TWO (119-080-07) TO BE DEVELOPED WITHIN FIVE YEARS, <br /> LOCATED ON THE NORTH SIDE OF STEWART STREET, 500 FEET EAST <br /> OF SANGUINETTI LANE. APNs:119-080-06 and 119-080-07 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. In addition, the existing San Joaquin County and City of Stockton Flood <br /> Insurance Studies, which delineate flood risks, floodplains and floodway areas, are currently <br /> being reevaluated. The reevaluation is being conducted by the Federal Emergency <br /> Management Agency, Region IX, Building 105, Presidio of San Francisco, California <br /> 94129-1250, telephone (415) 923-7186. The reevaluation may delineate additional flood <br /> risks. The official flood maps are available for review at the Department of Public Works, <br /> 1810 East Hazelton Avenue, Stockton. These flood maps will be updated when the <br /> reevaluation process is completed. <br /> Stewart Street has an existing right-of-way width of 84 feet and a planned right-of-way width <br /> of 84 feet. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards CW-C11 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $174.59 per <br /> additional daily trip-end generated in the Stockton area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record.) A credit may be allowed if it can be verified that the <br /> existing development on this site was in operation on or after April 23, 1990. <br /> (Resolution R-00-433) <br />
