CONDITIONS OF APPROVAL <br /> SA-94-17 <br /> JEFF AND MARGIE BROWN <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the change of a nonconforming use from boat/equipment <br /> storage to automotive repair. There shall be no outdoor repair work, dismantling <br /> activities, or storage of parts and equipment associated with the approved use. The <br /> approved hours and days of operation shall be from 8:00 am to 5:00 pm, Monday through <br /> Friday. <br /> b. Submit an Improvement Plan,showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. The site's drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. A <br /> plan check fee will be required. (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All automobile <br /> parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland <br /> cement concrete to provide a durable, dust-free surface. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. (Development Title <br /> Section 9-1015.5) <br /> d. The applicant shall secure an approved Business License prior to initiation of the <br /> approved use. (Section 7-1000 of the County Ordinance Code) <br /> e. A minimum ten (10) foot wide landscaped strip, respecting ultimate right-of-way widths <br /> of Stockton Street and Louise Avenue, shall be installed across the frontage of the <br /> property. The strip shall be continuous except where crossed by driveways, walkways, <br /> and existing structures within the required strip. All areas not used for buildings, parking, <br /> driveways, walkways, or other permanent facilities shall be landscaped. (Development <br /> Title Section 9-1020.8) Landscape details shall be consistent with Chapter 9-1020 of the <br /> Development Title and be included on the Improvement Plan. <br /> f. A minimum of seven (7) automobile parking spaces shall be required for the approved <br /> use. The size and location of the parking spaces shall be consistent with the <br /> requirements of Chapter 9-1015 of the Development Title, be included on the <br /> Improvement Plan, and be installed prior to issuance of the Certificate of Occupancy. <br /> Conditions of Approval - 1 - SA-94-17 <br />
