g. A maximum of one (1) wall-mounted sign shall be permitted for the approved use. Sign <br /> details shall be consistent with Section 9-1710.4(b)(2) of the Development Title and be <br /> included on the Improvement Plan. <br /> h. Project driveways shall have a minimum width of twenty-five (25) feet (Development Title <br /> Section 9-1015.5{h}) and details shall be included on the Improvement Plan. <br /> i. Any outdoor trash bins shall be kept in an enclosure with solid masonry walls on three <br /> sides and gated on the fourth side. Details shall be included on the Improvement Plan <br /> and be installed prior to issuance of the Certificate of Occupancy. <br /> j. Any security or parking lot lighting shall be installed according to the requirements of <br /> Section 9-1015.5{g} of the Development Title. All lighting shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted, <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorist. <br /> k. The trailer located on the concrete pad near the northwest corner of the building shall be <br /> removed prior to initiation of the approved use. <br /> I. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> 1. Exterior walls less than 20' from a property line shall be of one-hour, fire-resistive <br /> construction. <br /> 2. The floor area of the repair shop (H-4 occupancy) shall be served by one or more <br /> floor drains which shall drain to an approved grease and oil separator. The <br /> separator shall have prior approval by the Public Health Services (Environmental <br /> Division) before submission to this Division for permits and meet all the criteria for <br /> hazardous waste generation. All openings less than 20 feet to property line shall <br /> be 3/4 hr. dated. <br /> M. If only one handicapped parking space is provided, it shall be sized for a van. The <br /> unloading zone shall be 8' wide on the passenger side. <br /> 2.
