All parking stalls and directional arrows must be delineated with paint. (Development Title Section <br /> 9-1015.5[d]) <br /> LIGHTING: Lighting shall be provided and comply with the following: <br /> If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however,that such light <br /> shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> A minimum ten(10)foot wide landscaped strip,respecting the ultimate right-of-way width of Stokes <br /> Avenue, shall be installed across the frontage of the project site. (Development Title Section 9- <br /> 1020.8) <br /> All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or <br /> other permanent facilities shall be landscaped.(Development Title Section 9-1020.) <br /> Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The <br /> parking area shall be provided with a minimum of five percent (5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Thirteen(13)trees <br /> shall be planted,evenly spaced throughout the parking lot. <br /> SCREENING: Screening shall be provided and comply with the following: <br /> All storage materials and related activities, including storage areas for trash, shall be enclosed by a <br /> screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated <br /> street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen. <br /> (Development Title Section 9-1022.4[e][2][A]) <br /> SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> The existing structure exceeds the allowable floor area permitted by the Uniform Building Code for a <br /> SI occupancy and VN type of construction. The building shall be provided with an automatic <br /> fire sprinkler system, change type of construction, or separated into conforming areas with area <br /> separation wall(s). <br /> A grading plan shall be submitted and approved and a grading permit issued by the Building <br /> Inspection Division prior to performing any excavation or filling of earth material. <br />
