Odyssey Landscape—Soil Suitability Section Page 2 of 13 <br /> Our Project Number: NA157000 <br /> March 17, 2015 <br /> 1.1.2 Development <br /> According to the San Joaquin County District Viewer, the subject property is zoned for Industrial <br /> Land Use. The specific project has been completed, and involved two phases of construction to <br /> establish a landscape business, truck terminal facility, and storage for construction services <br /> heavy equipment and material. Phase One included the conversion of an existing 3,600 square- <br /> foot residence to an office/operations building, the construction of a 600 square-foot office <br /> building, the conversion of an existing 5,100 square-foot shop/storage building to a truck <br /> maintenance and repair building, the construction of a 1,600 square-foot offices/operations <br /> building, parking for ten trucks and trailers, and a construction services heavy equipment and <br /> material storage yard. Phase Two included the addition of truck and trailer parking for 7 <br /> additional units. Two bathrooms (each with a toilet and a sink) and one kitchen sink are <br /> located in the office building and one bathroom (with a toilet and a sink) is located in the shop <br /> building; no shower, laundry or other additional amenities are included. There are up to 15 <br /> permanent on-site employees operating the landscaping office and five permanent on-site <br /> employees operating the shop. The landscaping office and shop is open during regular business <br /> hours, five days per week, approximately ten hours per day. The restrooms utilize low flush <br /> toilets. <br /> A septic system already exists on-site to serve the development. According to Martin Gates of <br /> Odyssey Landscape, the system consists of two septic tanks (an approximately 1400 gallon two <br /> chamber tank to the west for the office buildings, and an approximately 3400 gallon two <br /> chamber tank to the east for the shop building) which are connected to a septic leach field <br /> consisting of three 100-foot long, four inch diameter leach lines approximately 42 inches below <br /> ground surface. Excavations performed and observed on March 13, 2015 confirmed the <br /> aforementioned septic system dimensions, including the length of the leach field and the <br /> _ volumes of the septic tanks. The septic tanks are located at least 50 feet from the onsite <br /> water well, and the leach field is located over 100 feet from the onsite water well, complying <br /> with San Joaquin County set-back requirements. <br /> 1.1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 2. <br /> 1.1.4 Site Map <br /> A site map is included in the appendix of this report as Plate 1. <br /> 1.2 Present and Past Uses of the Site <br /> 1.2.1 Past and Present Site Use <br /> The site has historically been mixed agricultural and residential land. It is currently operating as <br /> a landscaping business with large truck and equipment parking and storage.
