4 CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval shall be compiled with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. Parcel 1 shall have a minimum width of 50 feet. (Development Title Section 9-410.4) <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom Iwamiya, 468-3023) <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The remainder shall be designated as 'Designated Remainder• an the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $1,813 per 1,000 gross square feet of building designated as Office, $4,248 per 1,000 <br /> gross square feet of building designated as Retail Service, and $1,316 per 1,000 gross <br /> square feet of building designated as Service Commercial in the Lodi area. The fee shall <br /> be automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304, R-91-1025, 8-93- <br /> 167, R-94179) <br /> d. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement pians and specifications <br /> shall include a grading plan for each individual lot, if applicable. These improvement <br /> pians and specifications are subject to plan check and field inspection fees and must be <br /> approved by the County of San Joaquin Department of Public Works prior to approval of <br /> the Parcel Map. (Development Title Section 9-910.2) <br /> e. If improvements referred to herein are not completed prior to the approval of the Parcel <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin that will <br /> ensure the completion of improvements within one year after filing the Parcel Map. <br /> (Development Title Section 9-1100.3) <br /> f. The frontage improvements for Flag City Boulevard (formerly DeBroggi Road) across <br /> Parcel 1 shall be constructed in conformance with the standards for one-half of a 60-foot- <br /> wide right-of-way commercial street. <br />
