F <br /> r N <br /> EXHIBIT "A" <br /> Conditions <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire three years from the date of approval <br /> unless (1) all Conditions of Approval have been complied with and <br /> (2) a Parcel Map has been filed with and accepted by the <br /> Surveyor's office. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. A Parcel Map is required. (Development Title Section <br /> 9-915. 2) <br /> b. The remainder shall be designated as "Designated <br /> Remainder" on the Parcel Map. (Subdivision Map Act <br /> Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> the parcels are developed. The fee is due and payable <br /> at the time of building permit application. The fee <br /> currently is $1, 813 per 1, 000 gross square feet of <br /> building designated as Office, $4 , 248 per 1, 000 gross <br /> square feet of building designated as Retail Service, <br /> and $1, 316 per 1, 000 gross square feet of building <br /> designated as Service Commercial in the Lodi area. The <br /> fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published <br /> by the Engineering News Record.
