In any event the developer shall <br /> dedicate the 60 ' right-of-way for Flag City Boulevard <br /> from State Highway 12 south to DeBroggi Road and <br /> including the easterly extension of DeBroggi Road as a <br /> 60 ' right-of-way commercial road. The developer shall <br /> construct the realigned Flag City Boulevard to County <br /> standards for a 60-foot-wide commercial roadway from <br /> the edge of pavement of State Highway Route 12 to the <br /> beginning of the curve to DeBroggi Road. <br /> The developer shall construct a transition section to <br /> County standards for a 60-foot-wide commercial roadway <br /> from the realigned section of Flag City Boulevard to <br /> the existing Flag City Boulevard realignment. <br /> Construction of the remainder of Flag City Boulevard <br /> and DeBroggi Road may be deferred until additional <br /> development occurs on the remainder parcel. The <br /> developer shall obtain all necessary permits from <br /> Caltrans to construct the State Highway Route 12 <br /> intersection with Flag City Boulevard. (Development <br /> Title Section 9-1100. 3) <br /> g. All easements of record shall be shown on the Parcel <br /> Map. (Development Title Section 9-910. 20) <br />
