UP-91-3 OF <br /> YOUSIF HALLOUM (C/O KJELDSON-SINNOCK) <br /> ----------------------------------------------------------------- <br /> The Planning Division has reviewed this Use Permit Application and <br /> will be recommending that it be approved by the Planning Commission <br /> subject to the following recommended Conditions of Approval and <br /> Ordinance Requirements. <br /> Unless otherwise specified, all conditions of approval shall be <br /> complied with prior to the issuance of any Building Permits. <br /> Conditions of Approval: <br /> 1. The three existing residences on site shall be removed. <br /> 2 . Two additional oversized parking spaces shall be provided <br /> to accommodate trailers, recreational vehicles and other <br /> such oversized vehicles. <br /> 3 . In addition to the one permitted freestanding sign, small <br /> directional signs and other signs necessary to the <br /> functioning of the business shall be permitted. <br /> 4 . A trash enclosure shall be provided and designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth <br /> side. <br /> 5. Parking lot lighting shall meet the following minimum <br /> standards: <br /> a. The equivalent of one foot condle of illumination <br /> shall be provided throughout the parking area. <br />
