June 14,2005 <br /> NOA Project Number: E05066A <br /> 1.1 Site Description <br /> The Site consists of one parcel,Assessor Parcel Number (APN) 049-120-03.The parcel is 5.07 acres <br /> ` in size. The county application number for this project is PA-04-177. The site is currently has a <br /> house and two sheds on it;the rest of the property is vacant land. <br /> The elevation of the Site, according to a United States Geological Survey topographic map,is <br /> ` approximately 60-65 feet above mean sea level. The Site is relatively flat but located in a region with <br /> a slight slope to the west. <br /> According to San Joaquin Community Development Department, the Site is zoned I-L,limited <br /> industrial. This zoning designation "is intended to provide for light impact manufacturing, <br /> warehousing,wholesaling,construction contracting,and distribution uses.Activities within this zone <br /> ` have external physical effects that are generally restricted to the immediate area, are compatible with <br /> surrounding uses, are conducted entirely within enclosed buildings, and have outdoor storage areas <br /> that are screened. Business and professional offices may also be appropriate within this zone" <br /> (www.co.san-joaquin.ca.us,2004). <br /> 1.2 Proposed Ivpffient <br /> 60 <br /> ccording to the site plan from Baumbach and Piazza, Inc. The property will be developed for a <br /> Ti*i ing company which will involve the construction of 8,750 square foot building,a proposed <br /> 6' office and a 2,450 covered parking area.
