The tentative map will expire two years from the approval date. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> ?. DEVELOPMENT SERVICES DIVISION: <br /> a. A Joint Management Agreement between the homesite parcel and the remainder shall be <br /> executed between the owner-operator and the benefiting family member. recorded <br /> copy of the executed agreement shall be submitted to the Development Services Division. <br /> b. The minimum parcel size shall be 10 acres. (Section 9-4010.2(b)(2)(A)) <br /> C. The minimum parcel width shall be 100 feet. (Section 9-4010.1(b)) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9-9112) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> S3,00200 per single-family dwelling unit in the Lodi area The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> C. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of the Uniform Fire Code Section 10.207, San <br /> Joaquin County Standards F-1 a, F-1 b, and F-1 c, and the Mokelumne Fire District prior to <br /> issuance of the building permit. (San Joaquin County Ordinance No. 3622) <br /> d. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9- <br /> 9184) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code must be performed prior to recordation of the Parcel Map to indicate <br /> that the area is suitable for septic tank usage. (San Joaquin County PlannH oy Tua <br /> Section 10100) <br /> b. The existing private -iter wells shall be tested for the chemical Dibromochloropropane <br /> (DBCP) and nitrate;. . rior to recordation of the Parcel Map. Samples are to be taken arid <br /> run by a State-approved lab. (Planning Title Section 9-10100-05) <br />
