If the parcel is under a Williamson Act Contract, a Joint Management Agreement shall be <br /> executed between the family members who are parties to the proposed transfer, linking <br /> the proposed homesite parcel and the remainder parcel together for the duration of the <br /> contract. <br /> • Condition 1.a. requires the Joint Management Agreement to be recorded prior to <br /> recording the Parcel Map. <br /> This application meets all of the requirements of the ordinance listed above, except for No. 3, for <br /> the 1995 General Plan. <br /> There are three requirements for homesite parcels, according to the 2010 General Plan and <br /> Development Code: <br /> 1. The number of parcels resulting from the division shall not exceed the maximum number <br /> of parcels permissible under the General Plan density. <br /> • The project would not meet this requirement because the subdivision would <br /> permit two dwelling units for each 20 acres, and the General Plan density for A/G <br /> is one dwelling unit for each 20 acres. <br /> 2. The homesite must contain a minimum of two acres. <br /> • The proposal is for a 10-acre homesite. <br /> 3. If the parcel is under Williamson Act Contract, the parcel shall contain a minimum of 10 <br /> acres. <br /> • The property is under contract, and the tentative map shows a 10-acre parcel. <br /> This application would not meet the 2010 General Plan ordinance requirement because of the size <br /> of the original parcel. <br /> ENVIRONMENTAL CONSIDERATIONS: <br /> The Environmental Initial Study prepared for this Minor Subdivision concluded that the prujec:would not <br /> have a significant, adverse effect on the environment. On this basis, a Negative Declaration and a <br /> Cal fomia Department of Fish and Game Certificate of Fee Exemption have been prepared. <br />
