PA-0500804 OF WALTER & <br /> VIOLET EHLERS (C/O DERRON LEE) (APN: 025-080-02) (ADDRESS: <br /> 9301 W. STATE ROUTE 12, LODI) <br /> The applicant has submitted the above referenced Use Permit pre-application for a <br /> paintball recreational field to include eight 60,000 square foot fields, and one 122,500 <br /> square foot field, two 180 square foot storage containers and a seating area. (Use Type: <br /> Recreation-Outdoor Sports Clubs) The applicant plans on using portable toilets for use <br /> at the project site. A small winery is located on the subject parcel. <br /> The project site is located on the north side of State Route 12, 2,150 feet west of Guard <br /> Road, west of Lodi <br /> The General Plan designation of the site is A/G (General Agriculture) and the zoning <br /> designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has the following comments: <br /> Williamson Act <br /> The proposed project would be located on a parcel with a current Williamson Act <br /> Contract. The proposed project would be located on property designated as Prime <br /> Farmland on the Farmland 2002 Map. The majority of the site is planted in alfalfa and <br /> there is also a small winery located on the east side of the property. Both are <br /> compatible uses on property with a Williamson Act contract. The Use Type for a <br /> paintball field is Recreation-Outdoor Sports Clubs. Development Title Section 9- <br /> 1810.3(6) states that permitted recreational activities are such outdoor recreational <br /> activities which can be carried out in conjunction with the continued agricultural usage of <br /> the land. The proposed project encompasses approximately 15 acres of land and <br /> includes an 80 space parking lot and seating area in addition to the 9 proposed paintball <br /> fields. The site would be used 12 months of the year, Wednesday through Sunday. <br /> This land would effectively be taken out of active agricultural production, and would <br /> therefore not meet the requirement that the recreational activities can be carried out in <br /> conjunction with the continued agricultural usage of the land. <br /> 1 <br />
