Parkin <br /> The applicant indicates on their site plant that 80 parking spaces are proposed for the <br /> project. Development Title Section 9-1015.3 states that parking requirement for the <br /> Recreation-Outdoor Sports Club use type are 4 per acre and 2 per 1,000 square feet of <br /> building space. The applicant is proposing to use approximately 15 acres of APN 025- <br /> 080-02 for the paintball facility. Based on the size of the acreage and the square <br /> footage of the buildings, a minimum of sixty-one (61) parking spaces would be required <br /> for the project. This number must include 3 accessible spaces, one of which must be <br /> van accessible. If the applicant re-submits the project for a full application, the site plan <br /> needs to be revised so that it is clear that there are a minimum of 61 parking spaces at <br /> the site. <br /> The applicant has proposed to use gravel for the parking area. Development Title <br /> Section 9-1015.5(e) states that all permanent parking lots in all zoning districts shall be <br /> surfaced and permanently maintained with asphalt concrete or Portland cement concrete <br /> to provide a durable dust free surface. If the applicant re-submits the project for a full <br /> application, the site plan must indicate that the parking area is paved. <br /> Access <br /> The applicant is proposing to utilize the existing paved driveway installed by the small <br /> winery on the site as part of PA-0200146. Access driveways shall have a width of no <br /> less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way <br /> aisles, expect that in no case shall driveways designated as fire department access be <br /> less than twenty (20) feet wide). (Development Title Section 9-1015.5(h)[1]) <br /> Use Permit Application <br /> The pre-application was submitted for a Use Permit. The correct application for a <br /> paintball facility (Use Type: Recreation-Outdoor Sports Clubs) in the AG-40 zone is a <br /> Site Approval application. If the applicant chooses to submit a full application, the Site <br /> Approval application should be submitted. <br /> Next Step <br /> When the applicant is ready to submit a full application for a Site Approval, it will be <br /> necessary to do the following: <br /> • Submit seven copies of a completed Site Approval application form. <br /> • Submit seven copies (18" x 26") of the site plan and two reduced copies (8 '/2" x <br /> 11") of the site plan. <br /> • Submit a copy of the Hazardous Materials Disclosure Survey form. <br /> • Submit the remaining portion of the Site Approval application fee <br /> • Show the location of the parking area and clearly show all 80 parking spaces on <br /> the Site Plan. <br /> Pre-Application Disclaimer <br /> NOTE: The pre-application conference is designed to inform prospective applicants of <br /> General Plan consistency, zoning consistency, public improvement requirements, <br /> 2 <br />
