REVISED CONDITIONS OF APPROVAL <br /> MS-97-17 <br /> Grupe <br /> Minor Subdivision Application No. MS-97-17 was approved by the San Joaquin County <br /> Community Development Department on October 17, 1997. The effective date of approval is <br /> November 6, 1997. This tentative map approval will expire on November 5, 2000, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Matin,468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 40 acres. (Development Title Section <br /> 9-6.10.2) <br /> b. ACCESS: The following access requirements apply: <br /> (1) A proposed 25-foot-wide private easement for access to Parcels 2 and 3, along the <br /> west side of Parcels 1 and 2, shall be included in the property descriptions for the <br /> required Certificates of Compliance. (Development Title Section 9-1150.15) <br /> (2) In addition, a proposed 25-foot-wide private easement for secondary access to <br /> Parcels 2 and 3, along the east side of Parcels 1 and 2, shall be included in the <br /> property descriptions for the required Certificates of Compliance. <br /> (3) The access easements shall provide for the following fire apparatus access road <br /> requirements: <br /> A. All roadways shall have a minimum 150-foot centerline curve radius. <br /> B. Dead-end roads shall have turnouts spaced at a maximum of 1320-foot <br /> intervals. <br /> (4) The following note shall be included with each Certificate of Compliance and also <br /> shall be recorded as a separate instrument(Notice of Minor Subdivision): <br /> A. At the time of development of Parcels 1, 2 and/or 3, the entire length of the <br /> private right(s)-of-way for the parcel(s) to be developed, including any <br /> required secondary access, shall be constructed and maintained to the <br /> standards required by Section 10.207 of the Uniform Fire Code and <br /> applicable San Joaquin County Improvement Standards for private rights-of- <br /> Revised Conditions - 1 - MS-97-17 <br />
