PA-0400588 OF SAM & <br /> MARILYN ORLANDO (C/O VIGEN ASSOCIATES) (APN: 105-170-48, <br /> 49, 50, 51, 18754 E STATE ROUTE 26, LINDEN) <br /> The applicant has submitted the above referenced Site Approval Pre-Application for a <br /> 2270 square foot McDonald's restaurant with a drive through window. The restaurant <br /> would be attached to the existing Orlando's Market. The property also contains a gas <br /> canopy with six islands and a car wash. Parcels 105-170-48, 49, & 50 have a General <br /> Plan designation of C/C (Community Commercial) and are zoned C-C (Community <br /> Commercial). Parcel 105-170-51 has a General Plan Designation of C/C (Community <br /> Commercial) and is zoned AG-40 (General Agriculture, 40 acre parcel minimum). <br /> The project site is located on the south side of E. State Route 26, 250 feet east of Ione <br /> Street, in Linden. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> Pre-Application and offers the following comments: <br /> Storm Drainage <br /> The existing retention pond may be increased in depth but not in area. If additional <br /> retention pond space is required, an additional retention pond may be located on the <br /> property zoned C-C to the west. <br /> Property Lines <br /> The project is proposed across three separate legal lots. In order to approve the Site <br /> Approval, the applicant will be required to either submit a Merger Application to merge <br /> the three parcels into one, or submit a Lot Line Adjustment Application to adjust the <br /> property lines so that the project does not cross the property lines. The property owner <br /> will need to inform the Community Development Department on how he would like to <br /> proceed. <br />
