Buildings "A and B" to contain 4,160 square feet each, <br /> Building "C" to contain 8,050 square feet, Building "D" to contain 6,300 square feet for a <br /> combined total of 22,670 square feet of buildings. (Use Type: Wholesaling and <br /> Distribution Light/Administrative Offices). <br /> The 1.80 acre parcel is located between State Route 26 Hwy and Front Street, 500 feet <br /> east of Market Street in Linden. The parcel has a General Plan Designation of C/G <br /> (General Commercial) and is zoned C-G (General Commercial). <br /> The Community Development Department has reviewed this item and offers the <br /> following comments: <br /> Existing Structure <br /> The Site Plan shows an existing barn and the applicant has indicated that the existing <br /> barn will be removed before construction of building "A". The applicant shall be required <br /> to obtain a Demolition Permit prior to construction. <br /> Parking <br /> Development Title Section 9-1015.3 states that the Use Type Wholesaling and <br /> Distribution requires 0.5 of a parking space per 1,000 square feet of building and 0.5 of a <br /> parking space per employee. The Use Type Administrative Offices requires 4 spaces per <br /> 1,000 square feet of building. Based on the total square footage of all the proposed <br /> buildings and the proposed use types, the applicant shall be required to provide a <br /> minimum of sixty-nine (69) parking spaces including three (3) accessible spaces of <br /> which one (1) shall be van accessible.
