Aug 29 06 05: 35p P. 1 <br /> August 29,2006 <br /> San Joaquin County <br /> Community Development Department <br /> Development Services Division <br /> 110 East Hazelton Avenue <br /> Stockton, CA 95205 <br /> ATTN: Kevin Swanson <br /> FAX: 209-468-3120 <br /> RE: Application Number PA-0600380 (SA) <br /> The project proposing a total of 23,670 square feet of warehouse/office buildings is of <br /> significant scope and, as such, should be considered only when the community of Linde <br /> has had opportunity to consider its present and future development needs and has <br /> provided that input through the General Plan revision process. Vacant warehouse/ <br /> potential office space currently exists in Linden. Further, there is concern regarding the <br /> potential for increased traffic on Highway 26 at the site as well as on the Front Street <br /> residential corridor. There is also question about the impact of commercial lighting on <br /> the adjacent residential area. <br /> Although the Highway 26 location would seem an appropriate commercial site, there an <br /> other community development needs to be addressed before a project such as this merits <br /> approval. Among these essential development needs are the following: land use design <br /> traffic and transportation planning,potential for pedestrian and bicycle travel,recreatior <br /> and recreation facilities, community services,housing for agricultural workers or low <br /> income residents, economic development promoting a viable community and quality of <br /> life for residents, visitors and commuters,e.g, health care services,restaurant, goods anc <br /> other essential services. At this time, the development of the Linden area has the <br /> opportunity to be of some purposeful design rather than follow the example of explosive <br /> random growth as in other areas of San Joaquin County. Warehouse building/office <br /> space at this time is`random growth" not"purposeful development'that addresses <br /> community need. <br /> We hope you will take these points under considerations.
