(2) A minimum of 69 parking spaces shall be provided, including 3 accessible spaces, one of which <br /> • shall be van accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance(C.C.R., Title 24). (4.5 spaces are required for every 1,000 feet of building area, .5 <br /> spaces are required for every employee.) (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen(16)feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. (Development Title Section 9- <br /> 1015.5[h][11) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, shall be installed across the frontage of the <br /> project site. (Development Title Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> • (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. A minimum of <br /> six(6)trees shall be planted, evenly spaced throughout the parking lot. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][21) <br /> L BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be oft hour, fire-resistive construction. <br /> Openings will not be permitted less than 5 feet and protected less than 10 feet. <br /> (2) Provide restrooms conforming with all disabled access requirements(C.C.R., Title 24). <br /> 2.
