(2) A minimum of 69 parking spaces shall be provided, including 3 accessible spaces, one of which • shall be van accessible. Accessible spaces shall be located as close as possible to the primary entrance(C.C.R., Title 24). (4.5 spaces are required for every 1,000 feet of building area, .5 spaces are required for every employee.) (Development Title Section 9-1015.3) (3) One bicycle parking rack or storage device is required for every 20 parking spaces. (Development Title Section 9-1015.7) f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and sixteen(16)feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty(20)feet wide. (Development Title Section 9- 1015.5[h][11) g. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, shall be installed across the frontage of the project site. (Development Title Section 9-1020.7) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. • (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent(5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. A minimum of six(6)trees shall be planted, evenly spaced throughout the parking lot. h. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 1022.4[d][21) L BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: (1) Exterior walls less than 20 feet from a property line shall be oft hour, fire-resistive construction. Openings will not be permitted less than 5 feet and protected less than 10 feet. (2) Provide restrooms conforming with all disabled access requirements(C.C.R., Title 24). 2.
