b. The driveway approach on Front Street shall be improved in accordance with the requirements of San <br /> Joaquin County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section • <br /> 9-1145.5) <br /> c. Dedication to result in a 25-foot-wide right-of-way from the centerline of Front Street to the property line <br /> shall be required across the frontage of APN 091-270-34. (Development Title Section 9-1150.5) <br /> d. The frontage improvement for Front Street shall be constructed in conformance with the standards for <br /> one-half of a 50-foot-wide right-of-way rural road. (Development Title Section 9-1150.2) <br /> e. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at <br /> the time of building permit application. The fee currently is$1866.00 per 1,000 gross square feet of <br /> building designated as Office in the Linden area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolution 00-433) <br /> f. The Regional Traffic Impact Fee shall be required for this development The fee is due and payable at <br /> the time of building permit application. The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable prior to issuance of the building permit. The fee shall be automatically increased on January 1, of <br /> each year through the year 2005 at the rate of 7.66 percent. (Development Title Section 9-818.4, <br /> Resolution R-97-5) <br /> h. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> i. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met • <br /> the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is required <br /> upon submittal of verification. <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall require a <br /> State NPDES construction permit. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Michael Escotto,468-3443) <br /> a. Connection to an approved public water supply system is required. (Development Title Section 9- <br /> 1120.2) <br /> b. Connection to a public sewer system is required. (Development Title Section 9-1105.2[b]) <br /> 4. LINDEN-PETERS FIRE DISTRICT(Staff Contact: Vic Solari,468-9653) <br /> a. Fire flow and hydrants will be provided for the proposed project by the use of Appendix III-A and III-B of <br /> the California Fire Code. <br /> b. Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and <br /> the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> c. This planning application will require a fire access road to be completed before the County Surveyors <br /> Office will file the map for record.
