This property and the surrounding <br /> area to the east, south and west are zoned AG-20 (Agricultural) . The <br /> lands to the north are zoned AG-40 (Agricultural) . The topography of <br /> this location is very flat with a gradient of approximately 0 . 001, <br /> sloping east to west. There are no waterways or drainage channels <br /> crossing the property. The Mormon Slough flows westerly approximately <br /> 400 feet south of the site. <br /> The topographic soils map prepared by the University of <br /> California, Berkeley, indicates the site is largely covered by Wyman <br /> silty sandy loam. For many years, the subject property has been <br /> planted to cherries and walnuts. The latest San Joaquin County Water <br /> Conservation District Maps reveal that the standing water level of the <br /> subject site to be at a depth of approximately one hundred forty <br /> (140 ' ) feet. This relates to a groundwater elevation of approximately <br /> minus thirty (-301 ) feet. <br /> Attached is a copy of a percolation test performed on June 12 , <br /> 1992 , by R. W. Siegfried & Associates, Consulting Civil Engineers. <br /> The test hole reveals that the surface soils are underlain by sandy <br /> loam soil at a depth of approximately three (31 ) feet.
