This property and the surrounding
area to the east, south and west are zoned AG-20 (Agricultural) . The
lands to the north are zoned AG-40 (Agricultural) . The topography of
this location is very flat with a gradient of approximately 0 . 001,
sloping east to west. There are no waterways or drainage channels
crossing the property. The Mormon Slough flows westerly approximately
400 feet south of the site.
The topographic soils map prepared by the University of
California, Berkeley, indicates the site is largely covered by Wyman
silty sandy loam. For many years, the subject property has been
planted to cherries and walnuts. The latest San Joaquin County Water
Conservation District Maps reveal that the standing water level of the
subject site to be at a depth of approximately one hundred forty
(140 ' ) feet. This relates to a groundwater elevation of approximately
minus thirty (-301 ) feet.
Attached is a copy of a percolation test performed on June 12 ,
1992 , by R. W. Siegfried & Associates, Consulting Civil Engineers.
The test hole reveals that the surface soils are underlain by sandy
loam soil at a depth of approximately three (31 ) feet. The observed
percolation rate was 2 . 03 minutes per inch.
(Cont'd)
F:Ww»n30s.so)7-2-v2
