(EDR), a data retrieval company (http://www.edmet.cgm), <br /> provides a report listing the dominant soil composition in the general area of the subject property <br /> based on information from the United States Department of Agriculture's Soil Conservation Service <br /> STATSGO (State Soil Geographic Database) soil maps. The soil surface texture is listed as <br /> VIGNOLO soil,a silt loam in a Class C Hydrogeologic Group which includes slow infiltration rates. <br /> The corrosion potential of this soil for uncoated steel is moderate. <br /> The Modesto, Riverbank and Turlock Lake Formations and overlying Recent alluvium are the <br /> principal source of domestic ground water in the 13,500 square-mile San Joaquin Valley Ground <br /> Water Basin (Basin 5-22). This basin is drained primarily by the San Joaquin River. The nearest <br /> surface water features in the vicinity of the property are the Calaveras River, located approximately <br /> 4 miles to the north of the property;the Morman Slough,located approximately 2.2 miles to the south <br /> of the property and the Stockton Diverting Canal,located approximately 2.5 miles to the southwest. <br /> The San Joaquin County Flood Control and Water Conservation District's Lines of Equal Depth to <br /> Ground Water Spring 1999 indicates the depth to ground water is 90 feet or less. Ground water flow <br /> direction locally appears to be variable. Ground water is considered to be of beneficial use and is <br /> utilized for domestic, industrial and commercial purposes. <br /> The EDR Report Overview and Detail Maps, provided on Pages 2 through 4, showed the subject <br /> property located in a 500-year Flood Zone. This data,available in select counties across the country, <br /> was obtained by EDR in 1999 from the Federal Emergency Management Agency(FEMA);the data <br /> depicts 100-year and 500-year flood zones as defined by FEMA. <br /> The EDR Report Overview and Detail Maps did not show the subject property listed in the National <br /> Wetlands Inventory. This data,available in select counties across the country,was obtained by EDR <br /> in 2002 from the U.S. Fish and Wildlife Service. <br /> 4.0. HISTORICAL USE <br /> The history of the subject property from as early as 1914 to present was researched by reviewing <br /> aerial photographs,topographic maps,San Joaquin County Assessor's Office records and a personal <br /> interview. Based on available information, subject property use appears to have been <br /> agricultural/residential for at least at least 94 years.The property was utilized as a sheep ranch by Mr. <br /> Maffei, who appeared to own the property from at least the mid 1940s. Mr. Wagner purchased the �2 i <br /> property from Mr. Maffei in the early 1950s and utilized the site as a cattle ranch. Mr. Skobrak <br /> purchased the property from Mr. Wagner in 1978 and utilized the property as a ranch. In 1997 Mr. <br /> Skobrak planted walnuts in the orchard north of the property residences and in 2000 planted walnuts <br /> in the orchard north of East Highway 26. <br /> Advanced GeoEnvironmental,Inc. <br />
