` March 28,2005 <br /> NOA Project Number: E05007B <br /> tin The elevation of the Site,according to a United States Geological Survey topographic map Vernalis <br /> Quadrangles,is 55 to 75 feet above mean sea level. The elevation is higher on the southwestern <br /> portion of the property and grades to the northeast. <br /> bo According to San Joaquin County Community Development Department, the Site is zoned AG-40, <br /> general agriculture,minimum parcel size 40 acres. This zoning designation"is established to <br /> r <br /> preserve agricultural lands for the continuation of commercial agriculture enterprises." <br /> 1.2 Proposed Development <br /> Quartaroli and Associates of Manteca, California,provided a preliminary parcel map showing the <br /> proposed lot line adjustment. The lot line adjustment will take the current two parcels and adjust <br /> the lines to create two different sized parcels. Parcel 1 will be 5.00 acres and the Designated <br /> Remainder will be 238.92 acres. Plate 1 shows the proposed parcel boundaries. <br /> 1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 2. <br /> 1.4 Site Map <br /> A site map is included in the appendix of this report as Plate 1. <br /> 2.0 PRESENT AND PAST USES OF THE SITE <br /> 2.1 Past and Present Site Use <br /> Based on a personal communication with Mr.Wheelock, the owners son in law,personal <br /> communication March 7,2005,he said that the site is currently used and has, to his knowledge,in <br /> the past been used for agriculture. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> 3.1 Existing On-Site Septic Tank Usage <br /> According to Mr.Wheelock, there is one septic system and one well associated with the house on <br /> the subject property.
