The driveway approach shall be improved in accordance with the requirements of Sart Joaquin County <br /> Standards prior to issuance of the occupancy permit. Flair both sides of existing driveway with asphaltic <br /> concrete. Along the face of the existing concrete driveway,saw cut existing road at the fog line,then <br /> remove and patch-back roadway to the face of the existing concrete driveway. (Development Title Section <br /> 9-1145.5) <br /> 4. Remove all vegetation within the right-of-way at the snipe of the southeast comer of Bender Road and <br /> Peltier Road. <br /> 5. Relocate the power pole that is within the right-of-way at the snipe of the northwest corner of Taddei Road <br /> and May Road(to a new location as approved by Public Works further to the northwest,but still within the <br /> right-of-way at the snipe). <br /> 6. The frontage improvements for the snipe of the northwest corner of Taddei Road and May Road shall be <br /> constructed in conformance with the standards for a minimum centerline radius Rural Road. <br /> 7. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in 25 foot wide <br /> right-of-ways from the centerlines of Taddei Road and Bender Road to the property across the parcel's <br /> frontages_ (A$706.00 fee currently is required for processing per Development Title Table 9-240.2 in <br /> addition to a copy of the Grant Deed.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 8. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application.The fee shall be automatically adjusted July I of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolutions R-00- <br /> 433) <br /> 9. The Regional Transportation Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee is based on the current schedule. (Resolution R- <br /> 06-38) <br /> 10. The site is bisected by both FEMA and State of California Floodways and Flood Zones. The limits of these <br /> zones shall be delineated on the site plan and wet stamped by a licensed land surveyor or civil engineer. <br /> Structures are not permitted within the Floodways and Flood Zones unless a licensed land surveyor or civil <br /> engineer certifies that the finish floor elevation of all structures is one foot above the Base Flood Elevation <br /> (approximately 35 NGVD-1929). A copy of the Final Site Plan shall be submitted prior to release of <br /> building permit. Grading, earthmoving, construction or paving in a 1'loodway or within thirty feet of the <br /> bank of the Mokelumne River shall meet the requirements of San Joaquin County Development Title 9- <br /> 1605.16 and shall require a permit from the Central Valley Flood Protection Board and any other agency <br /> with jurisdiction on the site. (Development Title Section 9-1605.16& 17) <br /> 11. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon <br /> submittal of verification. <br />
