ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet.fortwo-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1 D <br /> (2) LIGHTING: Lighting shall be provided and comply with the following: <br /> (3) if the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[gD <br /> (4) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4D <br /> r g. SIGNS. Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> f included on the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from <br /> any future right-of-way line, including any comer cut-off (snipe). (Development Title Section 9- <br /> 1710.2[gD <br /> h. RIPARIAN HABITAT: Parallel to the Mokelumne River, a natural open space area for riparian <br /> habitat and waterway protection shall be maintained to provide nesting and foraging habitat and the <br />` protection of waterway quality. The minimum width of said open space shall be one-hundred (100) <br /> feet, measured from the mean high water level of the natural bank or fifty (50) feet back from the <br /> existing riparian habitat, whichever is greater. Water-dependent uses may be permitted in this <br /> buffer. No new structures are permitted. <br /> (1) The mean high water level and the edge of the riparian habitat shall be shown on the Site <br /> Plan. The open space buffer required above shall be shown on the Site Plans with the <br /> following note: <br /> A. Pursuant to Section 9-1$10:5 of the San Joaquin County Development Title,this area is <br /> designated as a natural open space for riparian habitat and waterway protection. No new <br /> development other than water dependent uses shall be permitted in this space. <br /> 1. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a R-3 occupancy to a R-1 occupancy(U.B.C. <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> A licensed architect or registered engineer shall prepare all documents. <br /> (2) Provide restrooms conforming with all disabled access requirements (C.C.R.,Title 24). <br /> (3) The Construction Site Plan shall indicate the following: <br /> A. Provide panting for the physically disabled.
