revised. <br /> 13.a. Growth-inducing <br /> Approval of this Williamson Act cancellation would not be growth-inducing. The location on the river, <br /> the size and practicality of the existing residence, and the proximate location to the winery and wine <br /> tasting room make this property unique. The owners no longer want to use this property as their <br /> private residence and are seeking alternative uses. <br /> 13.b. Land Use <br /> A Williamson Act Cancellation application may be approved if the Planning Commission can make <br /> five findings. The applicants have submitted with their application reasons to make the findings. if <br /> the Planning Commission agrees with the applicants or has additional or other reasons to make the <br /> findings, then the Williamson Act Cancellation can be approved. <br /> If the Williamson Act Cancellation is approved, then the Site Approval application for a bed and <br /> breakfast inn can be approved. A bed and breakfast inn is not permitted on land under Williamson <br /> Act contract. The residence that will be used for the bed and breakfast must already exist. Approval <br /> of the Site Approval application would permit the rental of the residence on a less than monthly <br /> basis.
