-3- <br /> (1) The mean high water level and the edge of the riparian habitat shall be shown <br /> on the Site Plan. The open space buffer required above shall be shown on the <br /> Site Plans with the following note: <br /> A. Pursuant to Section 9-1510.5 of he.San Joaquin County Development <br /> Title,this area is designated as a natural open space for riparian habitat <br /> and waterway protection. No new development other than water <br /> dependent uses shall be permitted in this space.. <br /> h. BUILDING CODE REQUIREMENTS: The following California Building Code <br /> and San Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> (1) The proposed use will change the occupancy from a R-3 occupancy to a R-1 <br /> occupancy (U.B.C. Section 3405). The structure must be brought into <br /> compliance with all. current code provisions including structural, plumbing, <br /> mechanical, electrical, energy and disabled access requirements. A licensed <br /> architect or registered engineer shall prepare all documents. <br /> (2) Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> T Title 24). <br /> (3) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as <br /> close as possible to the primary entrance(C.C.R., Title 24). <br /> B. Provide identification signs for the parking space(s) including the "tow <br /> away" sign at each entrance or visible from each space (C.C.R.,Title 24). <br /> E <br /> C. The slope of a parking space shall not exceed 114 inch per foot(C.C.R., Title <br /> 24). <br /> D. Provide one van parking space. <br /> E <br /> k <br />
