PA-1200136 OFVIIAGGIO, INC. (APN: 013- <br /> 130-25, 26)(108 E. TADDEI ROAD, ACAMPO) <br /> A Use Permit application for a large agricultural store with indoor seating for a deli. (Use Type: <br /> Produce Sales-Agricultural Store, Large). The project consists of converting a 2,339 square <br /> foot portion of an existing wine storage building into a large agricultural store. <br /> There is an existing small winery at the project site with 24 marketing events per year for a <br /> maximum attendance of 370 people per marketing event that will continue to operate and are not <br /> a part of this project. <br /> The project site is located on the southwest corner of Taddei Road and Bender Road, north of <br /> Lodi. <br /> The General Plan designation of the site is A/G (General Agriculture) and OS/RC (Resource <br /> Conservation) and the zoning designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has reviewed the application and has the following <br /> comments: <br /> Background <br /> On December 4, 2008, the Planning Commission approved Use Permit application No. <br /> PA-0800266 to convert two agricultural buildings totaling 10,880 square feet into an off-site wine <br /> cellar, wine tasting room, and banquet facility with a maximum of twenty-four (24) marketing <br /> events per year for a maximum of 150 people per marketing event (Use Type: Wineries and <br /> Wine Cellars- Wine Cellar, Off-Site). Improvements that were constructed included a 8,939 <br /> square foot conversion of an agricultural building into the banquet facility with a commercial <br /> kitchen (BP-0803393) and a 4,441 square foot conversion of an agricultural building into wine <br /> tasting, wine display, and commercial kitchen (BP-0803392). <br /> On August 27, 2009, the Community Development Department approved Site Approval <br /> application No. PA-0900200 to convert the previously approved two agricultural buildings <br /> totaling 10,880 square feet into a small winery with a 300 square foot crushing area (Use Type: <br /> 1 <br />
