Only permanent built structures are permitted. The size of the structure shall be larger than <br /> one thousand five hundred (1,500) square feet. The sale of agricultural products, <br /> prepackaged food, bottled or canned beverages and freshly prepared food and beverages <br /> is allowed only in conjunction with the primary sale of produce and or shell eggs. <br /> (Development Title Section 9-1070.5) <br /> There is an existing small winery (Use Type: Wineries and Wine Cellar, Winery- Small) and <br /> residence at the project site that are not a part of this project. <br /> c. PA-0800266(RA) & PA-0900200(SA): The Conditions of Approval for PA-0800266 and <br /> PA-0900200 shall remain in effect. <br /> d. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the <br /> Capital Facility Fee is applicable, the County shall collect the fees before the issuance of <br /> any building permits. (Development Title Section 9-1245.2) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of eight (8) additional parking spaces shall be provided, including one (1) <br /> accessible space. PA-0800266 required twenty-seven (27) parking spaces. At full <br /> buildout, thirty-five (35) parking spaces shall be provided, including two accessible <br /> spaces, one of which shall be van accessible. Accessible spaces shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). (3.3 spaces are required <br /> for every 1,000 feet of building area). (Development Title Section 9-1015.3) <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and <br /> twenty (20) feet long. (Development Title Section 9-1015.5[b]) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide. (Development <br /> Title Section 9-1015.5[h]) <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in <br /> front yards, street side yards, or in front of main buildings. (Development Title Section <br /> 1022A[d][2]) <br /> 4 <br />
