The applicant meets this requirement. <br /> Use Permit application No. PA-0800266 required twenty-seven (27) parking spaces, including 2 <br /> accessible spaces, one of which shall be van accessible. Site Approval application No. <br /> PA-0900200 did not require any additional parking spaces. Revisions of Approved Actions <br /> application No. PA-0800266 required 123 overflow parking spaces. As a Condition of Approval, <br /> at full buildout, the applicant shall provide a total of thirty-five (35) parking spaces and 123 <br /> overflow parking spaces. <br /> The guidelines for parking stall dimensions for automobiles are a minimum of nine (9) feet wide <br /> by twenty (20) feet long (Development Title Section 9-1015.5). The accessible parking space <br /> must be twenty (20) feet long by seventeen (17) feet wide (nine (9) feet wide parking area and <br /> an eight (8) foot wide loading and unloading area) (Development Title Section 9-1015.5). The <br /> parking surfacing requirement for large agricultural stores shall be asphalt concrete or Portland <br /> cement concrete pursuant to Development Title Section 9-1070.5(h). <br /> The location, dimensions, and surface material for automobile stalls must be shown on the <br /> Improvement Plan. <br /> The application has been tentatively scheduled for the Planning Commission meeting on October <br /> 4, 2012. The Community Development Department has reviewed the project and responses <br /> from other agencies, and providing any outstanding issues have been resolved, intends to <br /> approve this project subject to the following conditions of approval: <br /> Use Permit Application No. PA-1200136 was approved by the San Joaquin County <br /> Planning Commission on. The effective date of approval is. This approval will expire on, <br /> which is 18 months from the effective date of approval, unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured <br /> and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall <br /> be fulfilled prior to the establishment of the use and the issuance of any building permits. <br /> Those Conditions followed by a Section Number have been identified as Ordinance <br /> requirements pertinent to this application. Ordinance requirements cannot be modified, <br /> and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, 468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a conversion of a 2,339 square foot wine storage <br /> building into a large agricultural store as shown on the site plan dated August 10, 2012. <br /> (Use Type: Produce Sales-Agricultural Store-Large). A maximum of five hundred square <br /> feet of the structure's total floor area may be used for limited retail sales (Development <br /> Title Section 9-1070.5(a)). The use type Eating Establishment- Full Service is excluded <br /> from the large agricultural store use type (Development Title Section 9-115.515). <br /> 3 <br />
