(2) Based on the list of approved uses, a minimum of eighty-five (85) parking spaces shall be <br /> provided, including four (4) handicapped accessible spaces with one (1) van accessible space. <br /> Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title <br /> 24). (Development Title Section 9-1015.3) <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20) feet long. (Development Title Section 9-1015.5[b]) <br /> f. LOADING: Three (3) loading spaces shall be provided. Each space shall be a minimum of twenty- <br /> five (25) feet in length and fifteen (15) feet in width, and shall have a minimum height clearance of <br /> fourteen (14) feet. On-site driveways and maneuvering areas may be used in lieu of one of the <br /> loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title <br /> Section 9-1015.6) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Teepee Drive and Waterloo Road, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.8) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development Title Section 9- <br /> 1020.8) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Seventeen <br /> (17) trees shall be planted, evenly spaced throughout the parking lot. (One tree is required for <br /> every five (5) parking spaces.) (Development Title Section 9-1020.5) <br /> (5) Planters which abut parking stalls shall be a minimum of five (5)feet wide. A minimum eighteen <br /> (18) inch wide paved strip shall be added to the adjacent parking stall to allow access to and <br /> from vehicles.
