j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. Item stored within one hundred (100) <br /> feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet <br /> above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> I. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of Appendix III-A and <br /> Appendix Ill-B of the California Fire Code <br /> (2) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code and <br /> the appropriate standards and guides adopted in Chapter 35 of the California Building Code and <br /> the California Electrical Code. <br /> (3) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. C.F.C. 105.2.1 <br /> (6) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning application shall remain free of weeds, debris, or any other combustible vegetation <br /> such as abandoned orchards or vineyards throughout the year to the satisfaction of the Fire <br /> Jurisdiction Having Authority.
