THE PROPERTY IS ZONED I-L AND THE <br /> GENERAL PLAN DESIGNATION IS I/L. <br /> 2331 N TEEPEE DRIVE APN 132-080-39 PA 0900139(SA) <br /> Planning & Engineering Services has reviewed the subject application. Based on our review, <br /> conformance to the City of Stockton Standard Specifications and Plans is recommended. In addition, <br /> the following conditions are recommended: <br /> 1. The owner/applicant shall abandon (remove) the existing driveway on the east side of Wigwam <br /> Drive, and replace with vertical type curb and gutter per City standards. <br /> 2. In accordance with the Stockton Municipal Code Section 12.14.040, the owner/applicant shall <br /> install an ADA approved ramp at the corner of Wigwam Drive and Teepee Drive. Additionally, <br /> sidewalk shall be installed, as needed within the limits of the project, along Wigwam Drive and <br /> Teepee Drive. Improvements shall be installed prior to initiation of use. Should installation of <br /> these improvements prove not practical due to existing physical constraints, the owner/developer <br /> should enter into and record a Deferred Improvement Agreement whereby the owner/developer <br /> agrees to install the required improvements at such time as it is practical. Further, all off-site <br /> improvements shall conform to City of Stockton Standard Plans and Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> MICHAEL M.
