The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 (Commercial) prior to issuance of the occupancy <br /> permit. (Development Title Section 9-1145.5) <br /> 3. The Driveway at the southwest corner of Beighle Street and Tenth Street shall be <br /> abandoned or realigned to conform with county standards. <br /> 4. The proposed parking along Tenth Street shall be redesigned to prohibit backing onto a <br /> county right-of-way. The plan shall be submitted to the Department of Public Works for <br /> approval. <br /> 5. The frontage improvements for Bieghle Street and Tenth Street shall be constructed in <br /> conformance with the standards for one-half of a fifty-foot right-of-way Local Residential <br /> street. The construction of the frontage improvements will be deferred upon execution by <br /> the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the Improvement Plan. (A$325.00 <br /> fee currently is required for processing per Development Title Table 9-240.2 in addition to <br /> a copy of the Grant Deed and an estimate for the required frontage improvements. The <br /> estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on <br /> a form to be supplied by the Department of Public Works and submitted to the Department <br /> of Public Works for approval. As an option, the Department of Public Works will prepare <br /> the drawing and estimate for an additional fee of$140.00.) (The fee due will be based on <br /> the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 6. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $ 1698.00 per <br /> 1,000 gross square foot of building designated as Child Care(Office) in the Stockton area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record. A credit may be allowed if it <br /> can be verified that the existing development on this site was in operation on or after April <br /> 23, 1990.) (Resolutions 00-433) <br /> 7. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. (The fee currently is $ <br /> 425.00 per 1,000 gross square foot of building designated as Child Care (office). The fee <br /> shall be automatically increased on January 1 of each year through the year 2005 at the rate <br /> of 7.66 percent. A credit may be allowed if it can be verified that the existing development <br /> on this site was in operation on or after April 30, 1991.) <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 8. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 9. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has met all of the Solid Waste requirements. In addition a landscape plan <br /> shall be submitted for review and approval. A Final Site Plan is required upon submittal of <br /> verification. <br /> GK:BN: <br />
