PARCEL <br /> THREE TO BE 11,142 SQUARE FEET. <br /> 2110 EAST THIRTEENTH STREET (APN 171-200-12) PA-0400779 (MS) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1 . Should San Joaquin County require this site to be served by City of Stockton Sewer <br /> lines and/or treatment facilities, and if the site's land use is consistent with the City's <br /> General Plan, the property owner shall be required to apply for a City of Stockton <br /> Outside Sewer connection and shall be required to annex to the City of Stockton, or sign <br /> a deferred annexation agreement if the property is not deemed contiguous to the City, <br /> and pay the applicable fees. Further, the owner/developer shall be responsible for all <br /> costs involved in the extension of any sewer mains to serve this project, as required, to <br /> meet City standards. This may include the extension of the sewer main across the entire <br /> frontage of the property. <br /> 2. The subject parcel lies within the boundary of the South Stockton Community Facilities <br /> District 90-1 (Sewer District). As a condition of receiving City of Stockton sewer service, <br /> the property owner must pay the District annexation fee (currently$9,701.67/acre based <br /> on the acreage as determined by the legal map size) prior to building permit <br /> issuance. The owner/developer should install full frontage improvements including, but not limiteStockton <br /> to, curb, gutter, sidewalk, driveway installation, pavement widening and street lighting <br />
