f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of the driveway <br /> shall allow trucks to enter and exit the property without entering into the opposing lane of traffic. <br /> (Development Title Section 9-505.7[c]) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development <br /> Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines <br /> shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Areas of the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to <br /> be visible from adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet in <br /> height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. <br /> (Development Title Section 1022.4[d][2]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the <br /> Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, <br /> including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> k. BUILDING CODE REQUIREMENTS: The project is subject to the California Building Code (CBC) and San <br /> Joaquin County Ordinance requirements. The following conditions shall be addressed prior to submittal of a <br /> building permit application to the Building Inspection Division: <br /> (1) A building permit application including plans shall be required. The plans must be prepared by a registered <br /> engineer or licensed architect and shall be submitted for review and approval. The plans must address <br /> building design and construction, fire and life safety requirements, accessibility, necessary grading and show <br /> compliance with the current California codes and San Joaquin County ordinances. <br /> (2) A soils report is required pursuant to Section 1803 of the CBC. All recommendations of the Soils Report <br /> shall be incorporated into the construction drawings. <br /> (3) Fire flow and hydrants will be provided for the proposed project by the use of: <br /> A. Appendix B and C of the California Fire Code <br /> B. NPA 1142 of the National Fire Code <br /> Fire sprinkler systems shall be installed according to Chapter 9 of the California Fire Code and the <br /> appropriate standards and guides adopted in California Building Code and California Electrical Code. <br /> (4) Fire department access roads shall be in accordance with section 503.2 of the California Fire Code and the <br /> standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (5) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (6) Fire extinguishers shall be installed in accordance with the California Fire Code, section 906. <br />
