Martin <br /> FROM: Charles Kelley, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT: SA-92-12 PRE-APPLICATION for a fast food restaurant, <br /> located on the SE. corner of Thornton Rd. and State Route 12 , W. <br /> of Lodi. <br /> APPLICANT: Amador Corporation APN: 055-160-36 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> State Route 12 has an existing right-of-way width of 220+ feet, and <br /> a variable planned right-of-way width. <br /> Thornton Road has an existing right-of-way width of 100+ feet, and <br /> a planned right-of-way width of the same. <br /> RECOMMENDATIONS: <br /> 1. Parcel shall conform to lot approved for SU-87-17 (Saddle <br /> City) . Lot, as proposed, does not have access to public road. <br /> (Access to Thornton road is restricted. ) Approval of <br /> improvement plans and recording of Final Map for Saddle City <br /> shall be completed prior to acceptance of this application. <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $6, 363 . 00 <br /> per 1, 000 gross square foot of building as "Retail Service" <br /> in the Lodi area. If there is no building permit required, <br /> the fee will be exempt. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304) <br />
