Parcel shall conform to lot approved for SU-87-17 (Saddle <br /> City) . Lot, as proposed, does not have access to public road. <br /> (Access to Thornton road is restricted. ) Approval of <br /> improvement plans and recording of Final Map for Saddle City <br /> shall be completed prior to acceptance of this application. <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $6, 363 . 00 <br /> per 1, 000 gross square foot of building as "Retail Service" <br /> in the Lodi area. If there is no building permit required, <br /> the fee will be exempt.
