The proposed
project would be constructed on approximately 11.68 acres and would include 24 fueling stations, along
with a 7,700 square-foot convenient store with attached 3,000 square-foot fast-food restaurants.The EIR
prepared for the project, analyzed four alternative project concepts assuming the site would be partially
developed with different uses other than the proposed travel center. Alternative 1, the no project
alternative, includes certain land uses that are `allowed by right' under the CF-S zoning, covering 0.25
acres of land, with the remaining 11.43 acres left undeveloped Alternative 2 includes development of a
travel stop half the size of the proposed project covering approximately 5.84 acres of land, with the
remaining 5.84 acres left undeveloped.Alternative 3 includes a gas station with 12 fuel dispensing pumps
and a convenience store, covering only 1.25 acres of land with the remaining 10.43 acres left
undeveloped. Alternative 4 includes a small grocery store (7,700 square feet) and fast-food restaurant
(3,000 square feet) uses, covering only 0.98 acres of land with the remaining 10.70 acres left
undeveloped.
REMAINING UNDEVELOPED AREA CALCULATIONS
As identified in the previous section, the EIR alternatives analysis assumes only partial development of
the proposed project site. Full development of the project site assuming similar uses as considered in the
EIR alternatives analysis would yield significantly different trip generation as compared with the trip
generation assumed in the EDL Table 1 provides a tabular summary of project land uses area associated
with the proposed project and the four alternatives analyzed in EIR, along with additional potential
development quantities associated with full development of the site for each alternative.
TABLE 1
PROJECT LAND DEVELOPMENT AREA
;Proposed Project 11.68 acres 0 acres L 0 sq R.
1P.lternatrveProject 0.25 acres 11.43 ears 127,125 sq.ft.
,Akemative 2:Reduced Project Size 11.68 ares 5.84 acres 5.48 acres 63,598 sq.fl.
Wtetnative 3:Combination Gasoline Station 1.25 acres 10.43 acres 113,583 sq.ft.
ARemative 4:Retail&Fast Food 0.98 aces 10.7 acres 116,495 sq.ft
943 Reserve Drive,Suite 100, Roseville, CA 95678 - (916) 782-8688 fax(916)782-8689
ROSEVILLE REDDING VISAUA WALNUT CREEK
EXHIBIT 2
